That is why the estimator on this page is measured in devices rather than square feet, and why every figure below is quoted per device. How to count devices before you price anything

A device is one thing that gets installed and configured. Each smart switch is one device. Each thermostat is one device. Each camera, each doorbell, each lock, each contact or motion sensor, each hub or bridge is one device. If it has to be mounted, wired or paired, it counts once.

Work through the house room by room and write the list down. A typical starter whole-house package looks like this: six smart switches for the rooms you actually use, two thermostats for a two-zone system, one video doorbell, one smart lock on the front door, and two exterior cameras. That is 12 devices, which is the default this calculator runs.

Count the boring ones too. A hub, a Wi-Fi mesh node and a bridge for an older lock protocol are all real installs with real setup time, even though nobody photographs them. Leaving them off the list is the most common reason a smart home budget comes in low.

Count devices, not rooms. A single kitchen can hold four smart switches, and a spare bedroom might hold none.

What a smart home install costs per device

The model behind this page is three numbers plus a buffer. Labor runs at 85 dollars an hour and 1.2 hours per device, which is 102 dollars of labor for every device you install. Consumables add 6 dollars per device for wire nuts, mounting hardware, anchors, low-voltage staples and cable ties. Material is the tier you choose: 45 dollars per device basic, 120 dollars mid-range, 320 dollars premium.

Add those up and a device costs 153 dollars basic, 228 dollars mid-range and 428 dollars premium before the 10 percent contingency this tool applies. With the contingency that is roughly 168, 251 and 471 dollars per device installed.

Run it at the 12-device default and the whole job comes to about 2,020 dollars basic, 3,010 dollars mid-range and 5,650 dollars premium. Labor is 14.4 hours in every one of those, or 1,224 dollars, and consumables are 72 dollars. Those two lines never move. Only the hardware does.

That is the single most useful thing to understand about this trade. Labor is about 67 percent of a basic-tier job before contingency, about 45 percent at mid-range and about 24 percent at premium. Upgrading the tier buys you better hardware, not more installation. If your device list is short and cheap, you are mostly paying for installation time.

Why the per-device material rate is a blend

No smart device actually costs exactly 45 dollars. The basic tier is an average across a mixed basket: a 15 dollar smart plug and a 150 dollar video doorbell both sit inside it. The rate only works because most people buy a mix.

This matters more than the tier you pick. Twelve smart plugs and twelve 4K PoE cameras are both 12 devices, and the calculator will price them the same. Your actual mix can move the material line several times further than switching from basic to mid-range does.

The tiers in this dataset are named for what a real basket looks like as you move up. Basic and mid-range lean toward smart thermostats, hubs, locks and keypads. Premium leans toward 4K PoE cameras with a recorder, and multi-zone audio and lighting. If your list is mostly cameras and audio zones, price it at premium regardless of what brand you had in mind.

The neutral wire problem, and other blockers

Here is the issue that stops more smart home projects than any other. A smart switch needs constant power to stay online, so it needs a neutral wire in the switch box. In houses wired before roughly the 1980s, and in plenty wired after, a switch loop was often run with no neutral at the switch at all. You will not know until you pull the plate off and look.

If there is no neutral you have three options. Buy a no-neutral-compatible switch, which works but narrows your choices and sometimes flickers with LED bulbs. Fit a bypass capacitor at the fixture, which is fiddly and not always possible in a shallow box. Or have an electrician pull a neutral to the box, which is real line-voltage work, typically requires a permit, and is priced as electrical work rather than device installation. Codes are adopted locally, so check what your jurisdiction requires.

Two more blockers show up constantly. A video doorbell usually needs a 24 volt transformer, and older chimes were often fed by a 16 volt unit that will not drive it. Replacing that transformer is line-voltage work at the panel end. And PoE cameras need a Cat6 drop pulled and terminated to each location, which is the reason a four-camera exterior package can take longer to install than everything else on your list combined.

None of these are reasons not to do the project. They are reasons to open one switch box and look at your doorbell transformer before you order anything.

Anything that changes line-voltage wiring, including pulling a neutral or swapping a doorbell transformer, is licensed electrical work in most jurisdictions. Requirements vary locally.

What drives smart home installation cost up or down

Device count is the obvious driver, and it is the one you control. Everything else is about how hard each device is to reach and how much of it is line voltage.

Retrofit versus open walls is the biggest multiplier on the cabling side. Running Cat6 to a soffit in a finished two-story house with no attic access is a different job from running it during a renovation. Exterior camera placement is the same story: a first-floor eave is quick, a second-floor gable is a ladder job.

Protocol and ecosystem choices add hidden setup time. A mixed system with Zigbee, Z-Wave and Wi-Fi devices needs a hub and sometimes a bridge, and pairing devices at the far edge of the mesh takes longer than the 1.2 hour average assumes. Sticking to one ecosystem where you reasonably can is the cheapest decision on this list.

  • How many devices are line voltage versus battery or plug-in
  • Cable run length and access for any PoE camera or hardwired sensor
  • Wi-Fi coverage at the edges of the property, since a weak signal turns a 20 minute install into an afternoon
  • Number of separate ecosystems and hubs you are asking to coexist
  • Ceiling height, exterior mounting height and whether ladder work is involved

DIY versus hiring a pro

This is one of the few trades where the split is genuinely clean, so it is worth drawing the line rather than hedging.

Reasonable to do yourself: battery sensors, plug-in devices, cameras that mount to a wall and run on Wi-Fi with a plug-in power supply, most smart locks on an existing deadbolt, hub setup, app configuration and automation routines. None of that touches line voltage, and the failure mode is a device that does not work rather than a fire.

Worth hiring out: every smart switch and dimmer, because that is a line-voltage box; anything involving the doorbell transformer; any Cat6 pull through finished walls; and the whole job if your switch boxes have no neutral. An electrician doing six switches in one visit is far cheaper per device than an electrician coming back after you have half-finished it.

At 85 dollars an hour and 1.2 hours per device, you are saving roughly 102 dollars in labor for each device you install yourself. That is real money on a 12-device list. It is not enough money to justify guessing at a switch box, and if you have opened one and found no neutral, stop and call somebody.

A middle path works well here. Do the battery and plug-in devices, the hub, and all the app configuration yourself. Batch every line-voltage device into a single electrician visit and have the neutral question answered in the same trip. You get most of the savings without owning any of the risk.

Do not open a switch box to install a smart switch unless you are certain the circuit is off and you know what you are looking at. Smart switches are electrical devices, not accessories.
